Our Story

Started with a specific purpose in mind.

Suwan Counsel came about because a clear gap existed. Families in Chiang Mai — Thai and expatriate alike — often found themselves navigating inheritance and estate matters through practices that were either too large to give personal attention, or not sufficiently grounded in Thai law to handle the details correctly.

We began with a straightforward idea: that this area of legal work calls for discretion, patience, and plain speaking. A will is not merely a legal document. An estate plan often involves a family's most personal concerns. Probate can arrive at difficult times. These matters deserve counsel that treats them accordingly.

Over the years, our practice has remained deliberately focused — we do not attempt to cover every area of law. Instead, we have built careful expertise in the three areas that families approaching inheritance questions most often need: reviewing and drafting wills, planning an estate thoughtfully, and supporting families through probate or where a matter is contested.

Our office is in Si Phum, in the old city of Chiang Mai — accessible, unhurried, and private.

Our Mission

Clarity before complexity.

Inheritance law can be genuinely difficult to understand, and that difficulty is often compounded at a time of family stress or grief. Our role is to reduce that difficulty — to explain what the law actually requires, what your options are, and what the likely costs will be, before any work begins.

We do not believe in keeping clients uncertain about process or fees. Every engagement begins with a conversation, followed by a clear, written outline of scope and cost. If something changes, we say so promptly.

How We Work

Standards we hold ourselves to

These are not formal certifications — they are commitments about how we practise. Each one matters to us, and to the families who come to us.

Client confidentiality

All information shared with us remains strictly confidential. We follow Thai Bar Association professional conduct rules on client privacy without exception.

Written fee outlines

Before any work proceeds, we put costs in writing. Clients are never asked to proceed without a clear, agreed understanding of what they will pay and what they will receive.

Thai Bar Association membership

Our principal counsel is a licensed member of the Thai Bar Association, subject to its professional and ethical standards throughout the life of the practice.

Plain-language communication

Legal documents and proceedings are explained in straightforward terms. We do not assume background knowledge, and we check for understanding at every stage.

Timely responses

Client queries are responded to within one working day. Where a matter is time-sensitive, we make this clear and adjust accordingly.

Focused expertise only

We do not take on matters outside our areas of competence. Where a client's situation requires a different specialism, we say so clearly and help where we can.

Our Approach

Why a focused inheritance practice matters in Thailand

Thai inheritance law operates through a civil code framework that differs considerably from common law traditions. Succession, administration of estates, the appointment of estate administrators, and the registration of land and property transfers each involve specific court and land office procedures. These are not difficult to navigate with the right guidance, but they are not well-served by a generalist approach.

Suwan Counsel works specifically within this area. Our familiarity with Chiang Mai Land Office procedures, northern circuit court processes, and the practical realities of mixed-nationality family situations allows us to give advice that is grounded rather than theoretical. We know which steps can be prepared in advance, where delays commonly arise, and how to set realistic expectations for timelines and costs.

For families with assets in Thailand — whether Thai nationals, long-term residents, or those who have inherited from a family member here — having access to counsel that knows this ground specifically is often the difference between a smooth process and a prolonged, uncertain one.

We welcome initial enquiries by telephone or email. There is no obligation, and we will tell you honestly whether and how we can help with your particular situation.
