Started with a specific purpose in mind.
Suwan Counsel came about because a clear gap existed. Families in Chiang Mai — Thai and expatriate alike — often found themselves navigating inheritance and estate matters through practices that were either too large to give personal attention, or not sufficiently grounded in Thai law to handle the details correctly.
We began with a straightforward idea: that this area of legal work calls for discretion, patience, and plain speaking. A will is not merely a legal document. An estate plan often involves a family's most personal concerns. Probate can arrive at difficult times. These matters deserve counsel that treats them accordingly.
Over the years, our practice has remained deliberately focused — we do not attempt to cover every area of law. Instead, we have built careful expertise in the three areas that families approaching inheritance questions most often need: reviewing and drafting wills, planning an estate thoughtfully, and supporting families through probate or where a matter is contested.
Our office is in Si Phum, in the old city of Chiang Mai — accessible, unhurried, and private.

Inheritance law can be genuinely difficult to understand, and that difficulty is often compounded at a time of family stress or grief. Our role is to reduce that difficulty — to explain what the law actually requires, what your options are, and what the likely costs will be, before any work begins.
We do not believe in keeping clients uncertain about process or fees. Every engagement begins with a conversation, followed by a clear, written outline of scope and cost. If something changes, we say so promptly.

Before any work proceeds, we put costs in writing. Clients are never asked to proceed without a clear, agreed understanding of what they will pay and what they will receive.

Our familiarity with Chiang Mai Land Office procedures, northern circuit court processes, and the practical realities of mixed-nationality family situations allows us to give advice that is grounded rather than theoretical.
