The situation

An outdated will and a changed family situation

A retired couple who had written wills twelve years earlier wanted to update them following the sale of their property and a change in their family circumstances — one adult child had moved abroad.

What we did

Reviewed the existing documents, identified provisions that were no longer appropriate, and prepared updated wills that reflected the couple's current wishes. Explained each change and its effect in plain language, and guided the couple through correct execution.

The outcome

Two updated, valid wills completed within ten days. The couple reported feeling considerably more settled knowing their affairs were in order. Total fee: ฿9,000 (will review for two individuals).

The situation

A foreigner's estate with land and savings

A European national who had lived in Thailand for over twenty years died intestate, leaving a Thai bank account, a leasehold interest in property, and a modest investment account. His adult daughter, resident in Europe, needed support managing the estate from abroad.

What we did

Filed for appointment of an estate administrator through the Chiang Mai court. Coordinated with the land office for the leasehold matter and with the bank for account access. Corresponded regularly with the daughter, keeping her informed of progress and what was needed from her end.

The outcome

The estate was fully administered and distributed within five months. The daughter was able to manage the process from Europe without travelling to Thailand. All stages outlined in advance, no costs beyond those agreed at each stage.

The situation

A contested distribution between siblings

Three adult children disagreed about the distribution of a parent's estate, which included family land and a jointly-held business interest. One sibling believed the will had been made under undue influence.

What we did

Assessed the claim honestly and explained the evidence required to sustain it and the likely cost and timeline of litigation. Assisted the family in exploring whether a negotiated arrangement was achievable. Facilitated communication between the parties with care and without pressure.

The outcome

The family reached a written agreement on distribution without court proceedings. The matter was resolved in approximately eight weeks. This outcome was possible partly because the assessment was honest from the outset — including about what litigation would involve.
